Hoxton Square Case Study
This project entailed major alterations and refurbishment to combine 2 existing residential buildings into a digital garage. The property is located in a vibrant and busy central location within Hoxton Square in London. This required careful planning and phasing of works to accommodate the sensitivities and requirements of working alongside a combination of residential and business operators.
ig9 were appointed to provide PM, CDM-C and Structural Engineering services. Working closely with other members of the design and construction teams, the project was carried out to a fast track programme, whilst also maintaining certain areas of the building in occupation during works.
The property was completely transformed from its existing appearance whilst also retaining and utilising a number of existing features to maintain the overall integrity and character of the buildings. The scheme incorporated full M&E replacement using exposed services to maximise flexibility and existing structural spatial arrangements. Works also included the complete facade replacement to one of the buildings using a curtain walling system.
The final scheme delivered a flexible modern working environment which had been seamlessly accommodated into the existing building footprint.
Greenwich Centre Case Study
ig9 provided Project Monitoring Services for the construction of a new mixed use building providing a state of the art leisure centre, library, crèche, cafe and one stop shop for public services.
The new centre was part of a major mixed use scheme which was integral to the ongoing regeneration of this area. The overall scheme provided new homes, retail units, public realm and a community hub seamlessly integrated into the existing surrounding landscape. A total of 629 new homes, of mixed tenure, were provided as part of the scheme.
The new Greenwich Centre was constructed over 3 storey’s.
The leisure centre element incorporated two swimming pools, dance and exercise studios, a fitness suite and a healthcare clinic. ig9 were appointed at the outset of the scheme to provide client support throughout the third party design development and construction of the centre to ensure client requirements were delivered at the right cost.

55 Strand
Internal alterations and refurbishment to create a CAT A office in Central London
55 Strand Case Study
We provided full Project Management services for the comprehensive refurbishment of a ten storey 30,000sq ft. office building dating from the early 1930s, located on the south side of the Strand.
The project entailed a full upgrade and refurbishment including a new double height reception incorporating feature staircase and projecting bay windows to the rear. The £3.5M scheme also included a new air-conditioning (VRF) system, new lighting and electrical services.
The office space was transformed with a complete makeover to all floors and toilets. New showers and bicycle storage were installed in the basement. On the upper floors, new full height windows were opened up to take advantage of spectacular views across the River Thames.
Mitre Passage Case Study
This project comprised a CAT B fit out to 2 floors of office space located on the Greenwich Peninsula. The scheme, of circa 21,000sq ft, created a digital enterprise centre which delivers flexible working space which serves as a high tech development centre for data companies.
The project enables digital businesses to use a common base in high-spec office space, to share ideas, grow and develop with access to first-class digital facilities and networking. Linked to the centre is a prestigious exhibition centre, as well as boardrooms and meeting spaces.
A BREEAM rating of excellent was achieved for the fit out.
The works included a full CAT B fit out comprising installation of a new reception facility, meeting and conference rooms, formation of breakout facilities and creation of touch down working spaces. We were appointed as Project Managers, Contract Administrators and CDM Co-ordinators. As part of our role we were responsible for appointing the design team, managing the design development phase, tendering the project and administering the works on site.
In addition to the above we also prepared a separate tender document for the new furniture installation and managed the procurement process relating to this element.
The completed floors received an extremely positive response from the market and now provide an effective and well used start up and drop in facility for local technological businesses.
Woodford Trading Estate Case Study
ig9 were appointed to provide Lead Consultant and CDM-C duties in relation to the alteration and refurbishment of an existing industrial unit.
The original building comprised a single large unit of circa 25,000sq ft with asbestos sheet roofing and cladding. A scheme was developed to demolish part of the existing building and create 4 small trade counter units with associated parking.
Works included the full replacement of existing roof and wall cladding, together with a number of structural repairs
and internal alterations. The installation of new incoming statutory services was also a key programme deliverable to achieve project completion.
The scheme was delivered to a particularly tight timescale in order to meet retailer requirements and achieved a BREEAM rating of Very Good.

Woolwich Centre Case Study
The Woolwich Centre is a new building of circa 20,000m2 which primarily provides open plan office facilities, library and a one stop customer service centre. The building also includes supporting facilities such as a café, business centre and secure cycle storage. A new gallery space was also provided at the top of the building for private and public functions.
The new building formed part of a major town centre redevelopment which ultimately provided a new food superstore, circa 1200 new homes, small retail units, office facilities and new areas of public realm.
ig9 provided full Project Management services from inception to completion throughout the duration of the scheme. This included demolition of the existing buildings, construction of the new centre and liaison with the overall site master plan team.
The new building incorporated a number of passive design features, achieved a BREEAM excellent rating and provided 30% in renewable energy solutions.

Eco Homes
Refurbishment and alterations to residential properties to enhance thermal performance
Eco Homes Case Study
ig9 were appointed to provide full design and Contract Administration services for the refurbishment and upgrade of 2 Victorian residential properties in Reading.
In addition to the upgrade of the building fabric and finishes the brief was to design environmental and sustainable solutions that could be integrated into the properties. One of the properties was to benefit from the inclusion of a full range of sustainable solutions including renewable energy technologies and materials taken from the green guide to specification. This property would provide a highly efficient building.
The second building was to incorporate a number of ‘quick wins’ in terms of sustainable solutions, improving environmental performance but minimising expenditure over and above a standard refurbishment.
The performance of the buildings are to be measured on a yearly basis over a 5 year term to carry out a cost / benefit analysis.
This scheme won the South East sustainable small project of the year.

Internal alterations and refurbishment for a CAT A office in Central London
55 Drury Lane Case Study
We provided Project Management services for a CAT A refurbishment of 2 floors within an otherwise occupied 5 storey office building on Drury Lane.
Working in collaboration with the project design team and contractor, the scope of works included strip out of the former tenants layout, replacement of M&E services, remodelling of the wash room facilities, provision of new showers & cycle storage and new finishes throughout to achieve a high specification finish. Carrying out works whilst other floors remained in occupation necessitated detailed management, careful phasing and planning of works to ensure minimal disruption.
The project also incorporated a refurbishment of the existing atrium space which was required to be completed outside of normal working hours to ensure minimal disruption to existing tenants within the building.
As Project Managers we are responsible for agreeing the procurement process, the project budget, advising on project programme, transferring risk away from the client, finalising appointment documents, administering the budget/cash flow, setting the Employers Requirements and negotiating the Contractors Proposal.
Following completion of the works, the vacant floors received positive feedback and were promptly let.
